Spain’s Luxury Housing Market Dominated by Malaga Province

A recent study by insurance company Hiscox reveals that the luxury housing market in Spain is primarily concentrated in the province of Malaga. The region, known as the “Golden Triangle,” includes Benahavís, Estepona, and Marbella. This area leads in both property transactions and the availability of luxury homes for sale in Spain.

Key Locations for Luxury Property in Spain

Hiscox, a company specializing in advising high net worth clients, reports that Malaga currently has over 2,500 homes priced above 3 million euros. This represents 34% of the total number of luxury homes identified in Spain, surpassing 7,000 units. Following Malaga, the Balearic Islands hold the second position with 33% of the luxury housing market, while Madrid has 10% and Barcelona 6%. These four provinces together represent 80% of the luxury housing supply in Spain.

Spain: A Top Destination for Luxury Real Estate Investment

Spain ranks as the fourth most desirable country worldwide for luxury home investments, following the United States, the United Kingdom, and Australia. Spain is seen as a secure investment opportunity and an attractive location for a secondary residence, especially for international buyers from the United Kingdom, Germany, France, and China. The luxury sector makes up about five percent of Spain’s overall residential market and continues to be an attractive option due to its ongoing Golden Visa Program.

Regulations That Could Impact Foreign Investment in Spain

Despite being a top investment destination, there are some regulations that could limit foreign investment in Spain. For instance, the Balearic Islands are currently facing political pressure to impose restrictions on home purchases by foreign buyers. About one-third of all annual property purchases in the region are made by foreigners. While not all these purchases are in the luxury segment, the demand from foreign buyers is seen as a factor contributing to the overall increase in house prices.

Who Are the Main Buyers of Luxury Property in Spain?

Foreign buyers, particularly from the UK, remain the primary customers in the luxury real estate market. Despite Brexit, the British continue to represent the majority of foreign buyers, not just in Malaga, but across Spain. French and Northern European nationals, such as Swedes and Belgians, are also significant, with an increasing presence of German, Austrian, and Dutch buyers. On the national front, buyers from Madrid are the main purchasers of luxury homes.

Most Desired Areas for Luxury Property in Malaga

Marbella and Benahavís are the most sought-after areas for luxury properties within Malaga. Prime locations include the Marbella Golden Mile and the La Zagaleta urbanisation. Other prestigious areas in Marbella include Las Lomas, Puente Romano, Lomas de Rio Verde, Puerto Banús, Las Brisas, and Los Monteros, along with El Madroñal in Benahavís.
