Most Desired Locations for Home Buyers in 2023
According to a recent report by idealista, Madrid and its suburbs continue to be the most sought-after locations for home buyers in 2023. Other popular areas include provincial capitals and towns such as Mostoles, Alcala de Henares, Torrejon de Ardoz, and Fuenlabrada. Valencia, Zaragoza, Las Palmas de Gran Canaria, and Seville also feature in the top 10 list.
Madrid Tops the Demand Pressure List
idealista/data has released statistics on house prices and relative demand in the sale and purchase market. Madrid has emerged as the city with the highest demand pressure among the 100 towns and cities with a large stock of flats for sale.
Other Cities with High Demand Pressure
Other large cities such as Valencia, Las Palmas de Gran Canaria, Zaragoza, Seville, Malaga, Barcelona, and Palma also feature in the top positions. Suburban towns on the outskirts of Madrid, such as Mostoles, Alcala de Henares, Torrejon de Ardoz, and Fuenlabrada, are also in high demand. Santa Cruz de Tenerife and San Sebastian complete the top 15 list.
Emerging Locations in the Top 20
Towns on the outskirts of Barcelona or Valencia, such as Sant Cugat de Valles and Badalona or Torrent and Paterna, are beginning to appear in the top 20 positions. The first exclusive tourist area, San Bartolome de Tirajana in the south of the island of Gran Canaria, also features in the list.
Variation in Average Total Prices
The average total prices vary significantly among the locations with the highest pressure of demand. Large markets like Madrid and Barcelona have higher prices compared to more affordable locations such as Fuenlabrada, Mostoles, Torrejon de Ardoz, or Badalona.
The €1-million Coastal Big Three: Benahavis, Calvia and Marbella
In the new idealista ranking, the Malaga town of Benahavis tops the list with the highest average prices in Spain for the most sought-after locations, exceeding €1.9 million. Marbella and the Balearic municipality of Calvia also feature in the “million euro homes club”.
Methodology
idealista publishes the top towns and cities by total price and relative demand every quarter. The rankings are compiled using the average price of properties in towns or cities with more than 1,300 listings for sale on idealista, with prices of more than €1,100/m2 for sale, and more than 155 listings for rent during the period analysed. The indicator of demand pressure on supply is based on the number of leads received per listing on idealista. This data is analysed by idealista/data.
