Malaga and Madrid: The Market Leaders
Branded residences, a luxury-related phenomenon, are known for their prime location. In Spain, these projects have found their place in cities such as Madrid, Barcelona, Malaga and the Canary Islands. Currently, Marbella and Madrid are the two leading places in this segment. Marbella, an established luxury destination on the Costa del Sol, has 12 branded residence projects underway. Meanwhile, Madrid is gaining ground as one of the most sought-after international luxury destinations, especially by Latin American investors. Renowned hotel chains such as Four Seasons, Mandarin Oriental and Ennismore already have projects in the capital, underlining Madrid’s continued growth in this market.
Types of Branded Residences
There are two main types of branded residences: those affiliated with hotel chains and those linked to other luxury brands. The former are more prevalent and are managed by hotel chains, offering five-star services such as security, in-house restaurants, spas, concierge, laundry, and room cleaning. Notable examples include Four Seasons, Hilton, Marriott, and Accor. In this model, owners typically use the residences part-time, while the hotel chain manages the property the rest of the year. The second type involves partnerships with non-hotel luxury brands. Fashion labels such as Fendi, Dolce&Gabbana, Karl Lagerfeld and Bvlgari, as well as luxury car brands like Lamborghini, Porsche and Bentley, are also entering this market.
Top 10 Branded Residences in Spain
Mandarin Oriental in Madrid
Building on its success in Barcelona, Mandarin Oriental has launched a new project in Madrid’s Salamanca district. This development will feature 30 residences ranging from 180 to 283 m², including penthouses with private swimming pools and 360° views. Prices can reach up to €25,000 per square metre, and nearly all the units have already been sold.
Dolce&Gabbana Design Hills in Marbella
This five-building complex, set amidst gardens and swimming pools, spans over 90,000 m². The residences boast luxury amenities and feature interior design by Dolce&Gabbana Casa. Completion is expected in 2026, with prices starting at €4 million.
Tierra Viva by DarGlobal & Lamborghini in Benahavis
Located near Marbella, this project will feature 53 villas designed with innovative architecture that reflects Lamborghini’s aesthetic. The homes will offer exclusive services, with prices ranging from €4 million to €8 million. Some of these villas are listed on idealista for around €4 million.
Leiro Residences at the Higuerón Resort in Fuengirola

SLS Madrid Infantas Residences
This is Ennismore’s first project in Spain, featuring 33 luxury residences with five-star hotel services. The building, formerly the home of writer Enrique Jardiel Poncela, includes an indoor swimming pool, cinema, gym, and restaurant.

In partnership with RG Developers, Versace will design exclusive villas in Nueva Andalucía, Marbella. Valued at over €10 million, these properties will showcase unique designs and expansive private gardens.
